Conway's housing stock is unusually mixed — some of the most active new-construction markets in Arkansas sitting next to established neighborhoods built between 1985 and 2005. That mix produces a predictable set of garage door problems we see week after week.
Spring failures in 1995–2005 builds. If your home is in Westbury, Ridgefield, the older Caldwell section, or anywhere off Prince Street built in the late 90s, your original springs are right at the end of their service life. Standard residential torsion springs are rated for around 10,000 cycles — about 7-10 years for a typical household. Most of these homes are at 20-25 years on original springs. We've replaced more late-90s spring sets in Conway than any single repair we run.
Opener failures in builder-spec homes off Dave Ward and Salem Road. Newer Conway subdivisions are full of builder-installed openers — usually chain-drive units chosen on price, not durability. They work fine the first 5-7 years. Year 8-12, the gear stripping starts. By year 15, replacement is a better economic decision than continued repair. We're seeing a wave of these failures right now in homes built between 2010 and 2015.
Off-track doors after Faulkner County storms. Conway sits in tornado alley. Spring storms regularly produce 60+ MPH straight-line winds. A double-car garage door catches that wind like a sail. We see a spike in off-track and panel-damage calls every March-May after storm systems move through.
Ice-storm spring breaks in January-February. The 2022 ice storm left a year's worth of broken spring calls in Faulkner County. Thermal stress of summer heat → winter cold → summer heat compounds metal fatigue, and ice loading on a partially-frozen door creates the final failure event. Spring failures in February in Conway aren't bad luck — they're the predictable end of years of seasonal stress.
Cable wear in lower-elevation neighborhoods. Higher humidity exposure accelerates cable corrosion. Homes in Mayflower, the Cadron Valley side of Conway, and along the Arkansas River corridor see cable failures earlier than the average Faulkner County home.
Panel rust on south-facing doors with poor weatherstrip seal. Conway summers hit 95°F+ with 80%+ humidity. A garage door with a worn bottom seal lets that humidity into the garage and onto the door's interior surface, which corrodes from the inside out. We see this constantly on doors 12+ years old.
