- The door is under 12–15 years old and the sections, hinges and track are straight.
- You like the door. A well-built insulated steel door from a good manufacturer can run 25–30 years with springs and rollers replaced along the way.
Replace it if…
- The repair estimate is more than half of a new door. A full mechanical rebuild ($899–$1,299) on a rusted, dented 20-year-old door is money you'll wish you had put toward a new one.
- Multiple panels are damaged — typical after hail, a storm, or a vehicle strike — and the panel style is discontinued, which is common on doors older than 15 years.
- Rust-through at the bottom section. Surface rust can be treated; rust holes mean the steel is gone, and the bottom section carries the weight of the door on the cables.
- Wood door with rot at the bottom rail or stiles. Rot spreads and the door gets heavier as it soaks up water, which stresses springs and opener.
- The door has no insulation and the garage is attached. In Arkansas summers an uninsulated steel door radiates heat into the house all afternoon. An insulated door pays back part of its cost on the utility bill and makes the garage usable.
- It lacks modern safety features — pinch-resistant sections, tamper-resistant bottom brackets, and an opener with photo-eyes — and you have kids.
- You're selling the house. A new garage door is consistently one of the highest cost-recovery exterior projects at resale, because it is a large share of what buyers see from the street.

Arkansas-specific factors
Wind load
Central Arkansas is not a coastal wind-code area, but spring storms routinely exceed 60 mph. A door with a reinforcement strut on each section and a decent gauge of steel will survive a storm that folds a thin builder-grade door in half. If you are replacing after storm damage, upgrade the struts.
Humidity
Wood doors need refinishing every couple of years here or they rot from the bottom up. Steel with a baked-on finish, or a composite overlay for the wood look, holds up far better in our climate.
Insulation R-value
For an attached garage, an R-value in the low-to-mid teens (polyurethane core) makes a measurable difference to the rooms above and beside it. For a detached garage, spend the money on a better opener instead.
